Lease Information

Q. Is a lease required, if so what is the length required?
A. A lease is required. A standard lease length is one year although summer leases are occasionally available, call for details.

Q. Can a lease be broken and what is the cost?
A. Yes, a lease can be broken by giving thirty days written notice from the first of a month. In the first six months of the lease the early lease termination fee is Three Hundred Dollars ($300.00). In addition the Two Hundred Dollars ($200.00) security deposit is forfeited unless the current tenant finds a new renter.

Utilities

Q. How are utilities paid for?
A. Utilities are charged on a guaranteed flat monthly basis of Seventy-Five Dollars ($75.00) per person per month. This includes water, sewer, garbage, gas and electricity. Many properties have free cable TV as well as a free shared phone line and cleaning supplies.

Q. Are the units pre wired for private internet and phone service?
A. Yes, all units are pre wired although many residents share internet wirelessly with other renters.

Q. I am required to put any utilities in my name?
A. No, all utilities remain in our name as the building owner.

Rental Requirements

Q. Do you perform a background check on potential renters?
A. Yes, a full credit check along with a civil and criminal background check is required of all applicants without exception. Each application is handled on a case by case basis, if you have specific questions regarding your individual situation simply contact us directly.

Q. Do I need to be currently employed?
A. No, an applicant is not required to be currently employed but must have the resources to pay for rent.

Q. Do I need prior rental history?
A. No.

Q. Is there a deposit?
A. Yes, the deposit is a Two Hundred Dollars ($200.00) security deposit which is refunded at the completion of the lease.

Q. What are the move in costs?
A. Typically, first and last month�s rent including utilities are required to be paid when the lease is signed. Call with questions regarding payment plans, costs and requirements.

House Rules

Q. Do you allow pets?
A. No, pets of any kind are not allowed, ever.

Q. Can two people share a room?
A. No, the rooms are only rented for one person.

Q. Do you allow smoking on the property?
A. No, smoking is not allowed even outside on the property as a safety measure.

Q. Do you allow parties or large gatherings?
A. No, in consideration for fellow renters we ask that all residents limit guests at the property at any one time.

General Questions

Q. Are the houses coed?
A. Yes, all houses are coed.

Q. Are the bathrooms shared?
A. All buildings have shared bathrooms, a typical house has between 3 and 4 shared bathrooms, any renter may use any bathroom in the house.

Q. What are the kitchens equipped with?
A. Typically the shared kitchen will have a dishwasher, gas stove, two full size refrigerators, kitchen table, small appliances, cookware, dishes and cleaning supplies.

Q. Do the houses have laundry facilities?
A. Yes, all houses have coin operated laundry machines.

Q. Is the common area furnished?
A. Yes, typically a house has either a small furnished living room or TV area.

Q. Are small refrigerators allowed in the units?
A. Yes.

Q. Are microwaves or other types of cooking devices allowed in the units?
A. No, the units are not wired for high watt appliances and do not have exhaust fans or running water for proper clean up.

Rental Requirements

  • No Smoking (including marijuana)
  • No Pets
  • Pass a credit check and full criminal and civil background check
  • $600 Lease deposit (fully refundable at completion of lease)
  • $35 Application fee, multiple applications will not be taken on the same unit
  • $ 85 per person per month for shared utilties
  • First months rent required to move in
